From Pre-Approval to Keys: A Step-by-Step Guide to the Home Buying Journey

For most people, buying a home is the most significant financial and legal transaction of their lifetime. Because the process involves dozens of moving parts, multiple independent professionals, and strict legal deadlines, it is incredibly easy for buyers to feel overwhelmed by what comes next. Stripping away the mystery and mapping out the exact milestones from your initial phone call to the day you get your keys is the best way to ensure a smooth, low-stress move.

The residential real estate transaction is a structured, linear sequence divided into three major phases: Preparation, The Escrow Period, and Closing.

Understanding these core milestones allows you to protect your earnest money, manage your contractual timelines, and make decisions with absolute confidence.

Phase 1: The Preparation

Before you step foot inside an open house, a successful purchase requires building a solid foundation and locking in your professional representation.

1. Pre-Qualification with a Lender

Your journey does not start with home shopping; it starts with the numbers. Partnering with a skilled local lender allows you to verify your debt-to-income (DTI) ratios, credit health, and down payment strategies. This step ensures you are looking at homes within a realistic, comfortable price bracket and provides a formal pre-approval letter, which is required to submit a winning offer.

2. Signing the Buyer's Broker Agreement

This formalizes your partnership with your real estate broker. It establishes a binding loyalty agreement, explicitly outlines how your agent is compensated, and ensures you have a dedicated, professional advocate legally bound to protect your financial interests throughout the entire process.

3. Home Shopping & Market Research

Once your team is assembled, the fun begins. We will set up automated inventory alerts, coordinate private showing appointments, and tour properties together. Before making an offer on a home you love, we perform market research—compiling a market analysis to ensure the listing price aligns with recent neighborhood sales.

Phase 2: The Escrow Period

Once an offer is written, negotiated, and fully executed by both parties, you are officially "under contract," and the clock begins ticking on your strict contingency deadlines.

4. Submitting Contract & Opening Escrow

We deliver the finalized contract to a neutral, third-party title and escrow company. You will wire your Earnest Money Deposit (typically 1% to 2% of the purchase price) into a secure escrow account to prove your commitment to the seller while the transaction moves forward.

5. The Home Inspection Period

This is your primary due diligence window. You will hire a licensed home inspector to thoroughly examine the property’s structure, roof, electrical, and plumbing systems. Depending on the property, additional inspections like a sewer scope or radon test may be necessary.  Once the report is delivered, we negotiate with the seller to request structural repairs, safety corrections, or price credits before your inspection contingency window closes.

6. Behind-the-Scenes Underwriting & Appraisal

After the inspection is settled, the transaction shifts out of sight. While you gather final tax and financial documents for your mortgage company, two critical things happen:

  • The Appraisal: The lender orders an independent appraisal to verify the home's fair market value.

  • Title Search & Underwriting: The title company researches the deed's history to ensure there are no old liens or ownership disputes, while the bank’s underwriter meticulously audits your loan file for final approval.

Phase 3: The Closing

The final week of the transaction is all about crossing the finish line, transferring funds, and legally changing ownership.

7. The Final Walk-Through

A few days before closing, we take a final walk through the property together. This is our opportunity to verify that the home is in the exact same condition it was when you made the offer, and to confirm that all contractually agreed-upon seller repairs were completed by licensed professionals.

8. The Closing Table

You will visit the escrow office to sign your formal loan documents and closing packet. You will need to bring a valid government ID and arrange a secure wire transfer for your remaining down payment and closing costs.

9. Funding & Recording

Once your signed paperwork is reviewed by the lender, they will release the remaining mortgage funds to the escrow company (Funding). Escrow then sends the physical deed to the county clerk's office to be officially entered into public records (Recording).

10. Keys!

In Oregon, you do not legally own the home when you sign the paperwork—you own it the moment the county clerk records the deed and issues a recording number. Once we get that official confirmation from escrow, the home is officially yours, and I get to place the keys in your hand!
